About Us
Battleford Mini-Storage is owned by Fortier Mattila Appraisals and provides indoor and outdoor storage to the Battlefords and area. We are committed to making the storage process quick, simple, safe and secure. That is why we post all of our prices online, developed NEW online application forms, take payment via secure QuickBooks Auto-Pay (Tokenized Encryption), have a managers office onsite, continually maintain and improve our facility with new camera systems, upgraded fencing, upgraded heavy duty gate with keypad entry, upgraded lighting and professional snow removal.
Facility Features
- Security: Chain link fenced compound with barbed wire topper, keypad entrance with automated door opener (open 6AM to Midnight), individual keycodes for each customer, LED exterior lighting, Security cameras with onsite and offsite management. Bring your own lock. Managers office onsite with staff onsite during the week and some weekends.
- Building Details: 2007 built, 8′ ceiling, metal clad roof and exterior, gyproced interior with fire tape, concrete floor, Aluminum Roll Up Doors, ceiling light with automatic timer, no heat, no plug ins.
- Container Details: NEW! 2021, 2019 and 2023 built, 8′ ceiling, specifically designed for self storage facilities. Metal hinged doors with foam guard, composite floor, metal roof and exterior. No heat, no electricity.
- Outdoor Storage: Clearly marked outdoor compound storage stalls (12’x23′), (12’x26′), (14.5’x36′). Annual Lease Only (Jan 1 – Dec 31).
What makes us Different?
- On Site Staff: Battleford Mini-Storage is owned by Fortier Mattila Appraisals Inc, which shares the office building onsite. As such there are people on site monitoring the property during the week and often on weekends.
- Space: We have a couple of acres available, but we want customers to have plenty of space to load/unload their belongings. When developing our new site layout we tried to ensure wide corridors particularly for the outdoor storage stalls, and wide alleys for the individual storage units.
- Secure Auto-Pay: The entire leasing process is online. We specialize in Secure Auto-Pay to prevent late fees and lock in your rates. We accept Visa, Mastercard, and Visa Debit.
What is Monthly Auto-Pay?
This is our lowest rate. Your rent is automatically charged to your credit card on the 1st of each month. It’s convenient, paperless, and ensures you never get a late fee.

Unit Size Guide
- 5′ x 8′ Unit: Ideal for storing boxes, small furniture, or a walk-in closet worth of items.
- 8′ x 12′ / 10′ x 10′ Unit: Fits the contents of a 1-2 bedroom apartment or family room furniture.
- 8′ x 19′ Unit: Suitable for a 3-bedroom house, large appliances, or office inventory.
- 10′ x 20′ Unit: Our largest indoor option. Fits a 3-4 bedroom home or a standard vehicle.
- Outdoor Storage: Secure compound for RVs, Boats, and Trailers. (Available via Annual Auto-Pay only).
Payment & Rules
Outdoor Compound (Annual Cycle of January 1 to December 31)
- Mandatory Auto-Pay: Valid Credit Card required on file for Jan 1st annual renewal.
- Annual Rate Reveal: 2027 annual rates for outdoor storage will be posted publicly on this page on July 1st, 2026 and all existing tenants as of that date will be notified.
- The August 31st Decision: Written notice and physical vacancy must be completed by August 31st to cancel the upcoming winter annual renewal.
- Winter Lock Policy: Stalls with lease agreements as of Sept 1st are committed through the winter season up to April 1st.
- Life-Change Refunds: Vacating before Aug 31st is eligible for a prorated refund (calculated at $65/mo for time used).
Indoor Units (Monthly Cycle)
- Auto-Pay: Lowest rates reserved for automated monthly Credit Card billing (1st of each month).
- Manual Payments: E-transfer, Cheque, or Cash must be prepaid in 3-month blocks.
- Security Requirement: A valid credit card must be on file as a damage deposit for all tenancies (including manual payers).
- Move-Out Notice: 7 days’ written notice is required prior to the 1st of the month to stop automated billing.
- E-transfers: Send to bms@saskleasing.com (No password required).

Do I bring my own Lock? Yes.
Why is a Credit Card required on file? Effective January 2026, a valid card is required on file for all units as a Digital Security Deposit against damages or abandonment, similar to renting a hotel room. It is not charged if your account remains in good standing.
Do you supply moving boxes? No we do not.
Do you have moving equipment? We have a lightweight dolly/handtruck that can be borrowed during office hours.
Do you rent U-Hauls? No we do not, you can contact 1-306-446-0717
Do you provide moving services? No we do not, you can contact City Courier at 1-306-446-3535
When is rent due? Rent is processed automatically on the 1st of each month.
What hours do I have access to my unit? 6AM to Midnight 7 days a week
Do you offer insurance for items stored? No we do not. Tenants must obtain insurance at their own expense, ask your insurance broker about adding this to your homeowner or tenant policy.
Which items are Prohibited? Items that are considered hazardous, flammable, explosive or illegal are prohibited, as are valuable items/furniture that are susceptible to damage due to fluctuating temperatures/humidity levels. This list includes pianos, dangerous chemicals, explosives, firearms, ammunition, tobacco, propane tanks, gasoline or other flammable liquids, processed meat, unprocessed meat, plants, animals, gasoline left in gas tanks, oily or wet piled rags, paper clothing, perishable or packaged foods not in sealed cans, illegal or stolen goods, vehicles that are not running, sea cans or (c-cans), refuse or debris, trailers filled with refuse or debris, or any other items which constitute a potential hazard or inconvenience to other tenants.
